In PR and FL, you must be a licensed agent to announce the sale of properties that are not yours. In PR there are two types licenses, Seller and Broker. The seller sells under the broker and the broker can be on his own.
Apart from that, there is an association of Realtors®. Being Realtor® is optional, but it has its benefits because you can also list the properties in the MLS (Multiple Listing System).
